Thank you for your time to learn about our Property Management Service. Whether you live in Oregon or across the world ADI will provide the highest quality management service available. Communication between you, the owner and ADI is the key to a satisfying management experience. We will first discuss any special arrangements or needs you may have with regard to your investment property. After reviewing the property to appraise its marketability in the local rental market, we work with you to set a proper rental amount. If repairs, painting or any pre-rental work is required, we coordinate the work, working closely with you the owner.
When a property is ready (to be rented), we write and place rental ads in the appropriate media; place "For Rent" signs on the property, post the rental information on our website and use other means to get the word out about your property.
Tenants are carefully selected, using professional screening techniques developed through our years of experience. We search for tenants with good rental histories and who will responsibly occupy your property. Prospective tenants are promptly given a complete showing of the property, and we review tenant responsibilities with them. We also discuss property requirements and details of the rental agreement. After a tenant is fully screened a contract is signed.
You will receive from ADI timely monthly statements and updates. We continue to monitor the condition of your rental property, scheduling repairs and maintenance as needed. When necessary, we firmly enforce any tenant responsibilities as outlined in the rental agreement. Our goal is to protect your investment and to foster a happy, responsible tenant relationship.
When a tenant moves out, we inspect the property, arrange any repairs or routine maintenance required, and disperse tenant deposits as required by Oregon Law.
Whether you are a country away or living in the same neighborhood, you can rest assured that we at ADI are looking out for your best interests.
For single properties, a moderate fee is charged for the monthly management. This amounts to a percentage of the collected rent. Re-rental of a vacant unit is charged at one half of one month's rent.
